RICS Level 3 Building Survey Report

RICS Level 2 Home Buyer Report

(a) all of the features in the Condition Report;
(b) a list of problems that the surveyor considers may affect the property;
(c) advice on repairs and ongoing maintenance;
(d) issues that need to be investigated to prevent serious damage or dangerous conditions;
(e) legal issues that need to be addressed before completing your purchase; and
(f) information on location, local environment and the recorded energy efficiency (where available).

RICS Level 1 Condition Report

(a) clear ‘traffic light’ ratings of the condition of different parts of the building, services, garage and outbuildings, showing
problems that may require varying degrees of attention;
(b) a summary of the risks to the condition of the building; and
(c) advice on replacement parts guarantees, planning and control matters for your legal advisers.

EWS1 Assessment

We carry out a full EWS1 service in order for our clients to be able to obtain a signed EWS1 form for their building/block.

The service begins with an initial assessment of all documentation obtained relating to the external wall system which is assessed in detail culminating in findings, conclusions and recommendations that are provided to the client in a comprehensive 'Preliminary Review' report.

Assuming the outcome of the 'Preliminary Review' report has been successful we are also able to provide a signed EWS1 Certificate (under Option A).

In cases where the initial 'Preliminary Review' report advises that input from a Fire Engineer (Option B) is deemed necessary, we work in conjunction with our partners who are highly experienced and qualified members of the Chartered Institute of Fire Engineers.

Our trusted partners are happy to proceed based on our 'Preliminary Review' report findings meaning we can provide extremely competitive prices for Option B work. We manage Option B work on the client's behalf including organisation of our specialist intrusive contractors where required in coordination with the Fire Engineer.

 

OTHER

Building Regulations and Planning

Independent and in depth advice for your project with regards to Building Regulations, such as detailed knowledge of Approved Document B and Fire Safety, as well as all Planning requirements including detailed knowledge of Permitted Development rights. 

Boundary Disputes

Investigation and resolution of boundary dispute matters as well as mediation services.

Party Wall Matters

We serve notices and deal with all matters relating to the "Act" such as correct notification and resolving boundary disputes.

 

Right to Light and Daylight Planning

If you require an assessment of the acceptability of your extension or development in relation to the accepted rules with regards to the planning of construction works and access to daylight we are able to help.  We provide a comprehensive report that assesses the impact of the construction work via a thorough report including CAD representations to demonstrate the impact on access to daylight from a planning perspective.

Please note we do not provide a specific Right to Light 'Study' our assessments are purely in relation to planning matters and although we assess the legal impacts we cannot provide 3D right to light study modelling as used in legal matters and when resolving legal disputes. 

Valuation Report

Our RICS registered valuers are able to provide you with an accurate valuation of a property in accordance with the appropriate standards set-out under the RICS Red Book. 

QUANTITY SURVEYING

We provide inception to completion Quantity Surveying services including:

 

Contract Advice and Administration

- liquidated damages (and correct valuation of)
